There are plenty of new and resale condos and townhomes for sale in the Colorado Springs area. It's important to take time and evaluate what's important to you in a home to decide if a townhome or condo might be a good option.

 

First of all, let's distinguish the difference between the two types of properties. When you own a townhome, you literally own the land it's built on. However, with a condo, you own the space between the walls and nothing else. For this reason, condos are often in buildings with multiple floors and you may have neighbors above and/or below you. Because of this, condos and lofts are very similar and the terms are sometimes used interchangeably. In a townhome, you'll most likely have an entrance on the ground floor and perhaps even a small private yard. Both condos and townhomes can be found with garages, both attached and detached.

 

Keep in mind, when purchasing townhomes and condos you're becoming part of a homeowners association (HOA) and association dues (or assessments) are almost inevitable, which are typically paid by the homeowner on a monthly or annual basis. It's important to verify what this payment covers, but it can include trash service, shoveling of snow and exterior maintenance (roof, painting, landscaping, etc), plus maintenance of common areas and facilities such as pools, clubhouses, and green areas. Occassionally, dues even cover some or all utilties for the complex and the homeowners. Again, check with the association to determine what your money is going toward specifically.
