Dream Home Within Reach

COLORADO SPRINGS, CO, Aug 24, 2010 - During the Great Depression of the 1930s, while most Americans struggled, there were some who also amassed vast fortunes. A wealth of opportunity also exists is today's real estate "recession," a time which offers buyers and investors in the Pikes Peak region an unprecedented chance to "move up," according to Joe Clement, Broker/Owner of RE/MAX Properties, Inc..

"Those who believe that real estate is a tide that moves all boats equally are just plain wrong," says Clement. "The fact is, we may very well be in the single greatest move-up real estate market in decades. According to Clement, the following facts rarely appear in media coverage about the Colorado Springs real estate market and are, therefore, unknown to most consumers:

  • Prices of higher-priced homes in the Pikes Peak region have (generally) declined more, as measured in dollars and/or percentage of price, than have prices of lower-priced homes.
  • Colorado vacation property prices have also changed based upon Pikes Peak region economics.
  • If the price of your home has moved down less than the price of your ideal home, this may be the time to make your move.

Clement advises consumers to answer the following questions before considering a move-up home purchase:

  1. What price could my home bring if put on the market today?
  2. What is the price of my ideal home in today's market?
  3. What will the difference in monthly costs be should I decide to move up?
  4. What will my net costs be after tax?
  5. What is the potential for immediate lifestyle enhancement and for long-term financial gain if I move up?

"The answers to these questions are vital to making a more fully informed decision about the opportunities present in today's market," explains Clement. MOVING TO COLORADO SPRINGS...CHECK THE COST OF LIVING FIRST

Thinking of moving from or to Colorado Springs? You're not alone. 24% of our population is transient every year - meaning that 24% of our population moves in or out of Colorado Springs each year. It's not only the real estate markets that differ from town to town - the Cost of Living does, too.

Insurance costs, tax bills and just plain, day-to-day living will dent a household budget differently depending on where that household is.  It can be a nerve-wracking fact for families moving..

Bankrate.com keeps a Cost of Living Comparison Calculator on its website and you can access this information for free.  The calculator asks 3 questions: (1) Where do you live now, (2) Where you are moving to, and (3) What is your salary.  It then gives you a detailed, 58-item cost comparison list between the two cities. According to BestPlaces.net, "Compared to the rest of the country, Colorado Springs' cost of living is 8.52% Lower than the U.S. average."

For example, if you compare Denver to Colorado Springs, you can make 9.81% LESS in Colorado Springs and still maintain the same standard of living as you would in Denver. Here are some statistics when it comes to comparing Denver and Colorado Springs real estate.

 

In Colorado Springs (compared to Denver), homes are cheaper, mortgage payments, rent and energy bills are lower, as well!

How does Colorado Springs (population 380,307) compare to other like-sized cities across the US? Moving to Colorado Springs CO from ...

  • Raleigh NC (pop.392,552) - You may take a 8.33% decrease and still maintain your standard of living.
  • Minneapolis MN (pop. 382,605) - You may take a 19.64% decrease and still maintain your standard of living.
  • Honolulu HI (pop. 374,676) - You may take a 44.46% decrease and still maintain your standard of living.
  • Wichita KS (pop. 366,046) - You will need a 1.13% increase to maintain your standard of living.

Life Is Good In Beautiful Colorado Springs!

It's no surprise that in less than ideal economic times, we tend to focus on the negative aspects of the community we live in (ie. housing appreciation is down, the real estate market isn't moving fast enough, job security and opportunities aren't where they should be, the weather isn't nice enough.....so on and so on). It was a nice change of pace when the Gazette recently printed an open letter to the citizens of Colorado Springs (April 18, 2010)  showcasing the large number of accolades, including #1 Best Place to Live 2009(Outside.Online), that Colorado Springs has received over recent years. The credits came from well respected national publications and online journals. A reminder that quality of life in Colorado Springs isn't something to be taken for granted.
