Have you ever wondered how a particular piece of property was zoned. Perhaps it's an empty lot next to your home, or you'd like to convert an older home into office space. You can find out the current zoning for most properties quite easily.
First, you will need to determine the zoning entity responsible. In El Paso county this is easy. If the property is within the city limits it is zoned through the city (i.e. Colorado Springs, Monument, etc.). If the property is not within a city, or is part of an unincorporated area such as Falcon or Black Forest, it will fall under county zoning.
1. El Paso County zoning maps can be found on the county website as PDF's. I've used these maps extensively in the Falcon area and they are very useful. If you are unsure of the zoning entity for a property, start here. If the property is not shown on these maps it should be obvious what city is responsible for the zoning.
2. Colorado Springs zoning maps can be accessed using an interactive viewer on the city's website. The interactive viewer seems to only work properly when using Internet Explorer so if you're using Firefox, Chrome, or Safari you'll probably need to fire up Internet Explorer for this site.
3. Other zoning entities can be found online. Most other zoning maps for our area (e.g. Teller county, Fountain, or Monument) can also be found online through a simply google search.
