HOW MUCH CAN I AFFORD??
One of the first steps to take before buying a home is to meet with a few lenders or mortgage brokers. In Colorado, mortgage brokers and loan officers were only recently regulated and licensed by the state. There are excellent brokers and downright scary brokers out there. When shopping for one make sure to go with someone that is local, has a solid reputation, has an established record of closed transactions, and most importantly someone you feel has your best interests in mind rather than their next paycheck.

After meeting with a mortgage broker or two, they will analyze your personal financial data and provide you with a pre-qualification letter indicating how much you are qualified to borrow. In addition, the broker or lender will provide you with a good faith estimate of closing costs, interest rates and loan costs.
One aspect of the home-buying process that many people overlook is deciding how much they can afford to spend not just what they’re qualified to spend by the lender. Remember, homeowners are responsible for paying property taxes, insurance, repairs, and maintenance in addition to the mortgage payment and utilities. Furthermore, it may be necessary to pay private mortgage insurance in some cases or even homeowner association dues.
One final note, once the approval process has begun for a loan do not make any major purchases such as a car, boat, RV, etc. without first consulting your lender as to the consequences that purchase will have with respect to your approval. Large purchases during the approval process can seriously jeopardize your position in getting a good loan.
