Indigo Ranch Area

Indigo Ranch is a residential community located in the Powers area of Colorado Springs - west of Powers Boulevard and northeast of Downtown and Central Colorado Springs.

Indigo Ranch’s borders are approximately Marksheffel Road to the east, Dublin Boulevard to the north, Stetson Hills Boulevard to the south, and Sand Creek (a creek, not a road) to the west. 

Running through the center of Indigo Ranch, from north to south, is Peterson Boulevard. Off this main road there are a number of entry points into the surrounding neighborhoods and enclaves, which consist mostly of curved, parallel streets, with a few cul de sacs. 

Indigo Ranch is surrounded by a number of other popular neighborhoods, like Banning Lewis Ranch to the northeast, Ridgeview to the west, and Stetson Hills to the south. East of Indigo Ranch there are homes on large acreages, and then some new Banning Lewis Ranch homes, and then the wide open plains of Colorado. 

Indigo Ranch covers approximately 0.77 square miles and from its center is around 13 miles and just over 20 minutes drive from central Colorado Springs. Indigo Ranch is a great place to live for military families and personnel, situated 20 minutes away from both the US Air Force Academy and Peterson Air Force Base. 

Real Estate in Indigo Ranch

Indigo Ranch consists almost exclusively of mid-sized single family homes. Most of these were built in the early 2000s, with newer communities (some quite new) in the northern areas. One of these is The Carriages, offering the only attached homes in Indigo Ranch in the form of patio homes. 

Most of the homes for sale in Indigo Ranch range between 2,000 and 4,000 square feet in size. Most of these are two story homes built in eclectic New Traditional styles, with multiple offset rooflines, exterior shutters, quoins, recessed entryways, large great windows, road facing garages, and decorative brick and stucco siding.

Indigo Ranch is also known for its excellent curb appeal, with beautifully kept lawns, water-efficient stonescapes, double sidewalks, and stylish landscaping. Given the relative youth of Indigo Ranch, the landscaping is still immature enough that there is a lot of room and freedom to express yourself. Yard sizes in Indigo Ranch are generous enough to allow for rear lawns, sheds, decks, and garden beds.

Things to Do in Indigo Ranch

Indigo ranch is a desirable and popular neighborhood in Colorado Springs, not least because of its lovely and affordable properties, but also because of the many amenities and attractions, making the area great for families as well.

To begin with, Indigo Ranch has many community parks, like Ken Jordan Park, Brittney’s Park, and more. Many of these pocket parks have large greens, walking areas, and play areas for kids. 

Sand Creek on the western edge of Indigo Ranch is a scenic area extending for some ways to the south and north. This natural area has a trail connecting to other neighborhoods and park areas as well. 

Other attractions, amenities, and facilities in the Powers Corridor area include various golf courses, the St. Francis Medical Center, and the First and Main Town Center shopping complex. 


Students in Indigo Ranch are served by the 49th School District of Colorado Springs. Nearby Schools are Ridgeview Elementary, Skyview Middle, and Vista Ridge High School.
